Lion Teck Chiang -- very undervalued, no thanks to a non-investor friendly management.

From Yr 2009 to 9M2013 (Year-end June):

Operating Profit ($m): 8.8, 13.5, 18.9, 28.7, 32.4
Cash flow from operations ($m): 8.3, 4.4, 19.9, 8.5, 24.2

D/E: 0.37, 0.24, 0.20, 0.19, 0.13
NAV ($/share): 0.90, 1.01, 1.10, 1.30, 1.41

As for the rezoning of its land at MacPherson. I think it is unlikely to happen as it may mean other land, including the surrounding land which houses starhub to be rezoned too. Very likely it will just be like the land parcel at tai seng mrt, where plot ratio is raised to 3.5

UBI area has been earmarked as land for business use for quite a while. Hence to begin the shift to be rezoned for commercial use will be a big step forward by URA. It is in this scenario, that I put the rezoning of LTC land as unlikely case (of course I may be wrong). Since there was a piece of land at Kim Chuan road (UBI area) that has been zoned to residential & commercial purpose (2.5)

Lion going to roar with the full-year results in August?

9M results are encouraging. The net cash has jumped, and the profits are strongly growing.

If the management plays fair with minority shareholders, they would propose a higher dividend or a special dividend -- not the same 1-c dividend of last year.

Better still, declare also a bonus issue, or a stock split!

@ 76 cents, Lion Teck Chiang is a very undervalued stock. NAV has already reached S$1.41 .
